None of those choices establishes the current legal bill for a real purchase; they create a transparent planning model.

If the next band ends at 250,000 and carries 2 percent, only the portion between 125,000 and the property's price is multiplied by 2 percent. A later 5, 10, or 12 percent band applies only to the portion above its own preceding boundary. This marginal method prevents the common mistake of charging the top rate on every pound or dollar.
The custom option behaves differently. Selecting Custom flat rate replaces the preset bands with one open-ended band whose rate is the value in Custom rate. At that point the calculation is simply price multiplied by the entered percentage, and the displayed currency switches to USD. The flat-rate result is useful for a market or scenario that can be represented by one percentage, but it does not recreate a progressive schedule.
Property price accepts a non-negative number and is the tax base used by the calculation. Enter the relevant purchase price for the scenario you are testing, not a monthly mortgage payment, deposit amount, or a guessed valuation. Because the component converts the field value with Number, blank or malformed entry behavior should not be treated as a legal interpretation; keep the value numeric and check the displayed result after every change.

The labels themselves say illustrative, and the accompanying note tells users to confirm current rates and reliefs locally. The preset controls both the band array and the currency label: GBP for the United Kingdom, AUD for Australia, INR for India, and AED for the UAE. These labels describe the calculator's reference configuration, not a promise that every transaction in that place follows it.
Custom flat rate reveals a fourth visible control only after Custom flat rate is selected. It accepts a numeric percentage, supports steps of 0.1, and has a minimum of zero. A value of 3 means 3 percent, not 0.03 percent. Since the custom path displays USD, a scenario using a price expressed in another currency should be converted consistently before entry, or the result will mix units. The tool does not ask for buyer type, residency, first-time-buyer status, property use, or relief eligibility.
Consider the component's starting price of 400,000 with the United Kingdom illustrative preset. The preset bands are 0 percent up to 125,000, 2 percent up to 250,000, 5 percent up to 925,000, 10 percent up to 1,500,000, and 12 percent above that. The first 125,000 contributes zero. The next 125,000 sits in the 2 percent band and contributes 2,500, and the remaining 150,000 sits in the 5 percent band and contributes 7,500, producing 10,000 of illustrative duty in total.

The effective rate is calculated as duty divided by price, so it is 10,000 divided by 400,000, rather than the 5 percent marginal rate applied to the upper slice. This is the most important reading lesson in the example: marginal and effective rates answer different questions.
Now change the price to 1,000,000 without changing the preset. The zero-rate slice remains 125,000, and the 2 percent slice still contributes 2,500. The next 675,000 reaches the 925,000 boundary and contributes 33,750. The final 75,000 enters the 10 percent band and contributes 7,500, for total illustrative duty of 43,750. The effective rate becomes 4.38 percent when rounded, while the total cost with tax becomes GBP 1,043,750. The jump in duty comes from reaching another band, not from retroactively taxing every pound at 10 percent.
Comparison is most useful when every other assumption stays fixed. Start with a property price of 400,000 and record the United Kingdom preset output: 10,000 duty, a 2.5 percent effective rate, and 410,000 total cost with tax under the component's illustrative schedule. Then select Custom flat rate and enter 3. The calculator replaces the progressive bands with one 3 percent band, so the duty becomes 12,000, the effective rate becomes 3 percent, and total cost becomes USD 412,000.
The two outputs should not be described as competing official quotes. They are different models. The preset demonstrates a marginal band structure and uses its configured currency. The custom model demonstrates a flat percentage and intentionally switches the display currency to USD. If your scenario is actually denominated in GBP, AUD, INR, or AED, do not interpret the custom USD total as though the symbol were cosmetic. Convert the price and label your notes clearly before comparing.
You can also compare prices within one preset. At 125,000 under the UK illustrative bands, the duty is zero. At 126,000, only the additional 1,000 is exposed to the next band, so the illustrative duty is 20 rather than 2,520. This threshold test shows why a small price change near a boundary should be modeled slice by slice instead of by multiplying the entire price by the headline rate.
Transfer tax / stamp duty is the calculator's main currency result. It is the sum of all band contributions or, in custom mode, the flat-rate product. Effective rate expresses that duty as a percentage of the entered property price. It helps compare differently priced scenarios because a 20,000 duty bill can represent a small share of an expensive property or a much larger share of a modest one.
Total cost with tax adds the entered property price and the computed duty. It is not a full cash-to-close figure, a mortgage balance, or an affordability decision. It excludes every cost that is not represented by this component, including any deposit, financing interest, legal work, registration charges, inspections, insurance, moving expenses, and possible relief or surcharge adjustments. Use it as a two-line purchase-price-plus-modeled-tax view.
Currency follows the selected mode rather than a separate currency input. A non-custom preset uses the currency stored with that preset. Custom mode uses USD regardless of the number entered. If you switch jurisdictions, check the symbol and rerun your notes; a result that looks numerically similar may represent a different currency and therefore a completely different cash requirement.
The first mistake is applying the highest visible rate to the entire price. In the UK illustrative example, 400,000 does not produce 20,000 at a flat 5 percent; the slices are charged 0, 2, and 5 percent, so the bill is 10,000 — only the 150,000 above 250,000 is charged at 5 percent (7,500), with the 125,000 between 125,000 and 250,000 contributing 2,500. The second mistake is assuming that a threshold makes the entire transaction tax-free or that crossing it taxes the entire price. Progressive bands generally tax only the incremental slice, as the component's banded calculation illustrates.
The third mistake is treating a preset as a live legal schedule. The component explicitly calls the rates illustrative and does not collect buyer circumstances. It cannot decide whether a first-time-buyer relief, additional-property surcharge, non-resident rule, mixed-use rule, inherited share, or special transaction treatment applies. The fourth mistake is entering a deposit or loan amount in Property price. That produces a mathematically consistent answer to the wrong question.
The fifth mistake is silently mixing currencies in custom mode. A 400,000 entry with a 3 percent custom rate returns USD 12,000 because the component assigns USD to custom calculations.
