Our calculators run entirely in your browser. The figures you enter — income, property prices, loan amounts, rent — are never transmitted to our servers and are never stored by us. They exist only on your device for the duration of your visit.

This is a deliberate architectural decision, not just a policy statement. There is no server endpoint that receives calculator inputs.

We collect the minimum information needed to operate the site and understand how it is used.

• Information you provide voluntarily: if you submit an enquiry form, we collect your name, email address, optional phone number, and message.
• Usage data: with your consent, analytics tools collect information such as pages visited, approximate location derived from IP address, device and browser type, and referring website.
• Technical data: our hosting and security providers process your IP address and request headers to deliver the site and protect it from abuse.
• Consent preferences: your cookie choice is stored locally in your browser so we can respect it on future visits.

We do not load analytics or advertising technologies until you have made a choice. Before you decide, no analytics or advertising scripts are requested at all.

• Essential: required for the site to function. These are always active and are not used for tracking.
• Analytics: Google Analytics 4 and Microsoft Clarity help us understand which tools and articles are useful. Loaded only with your consent.
• Advertising: Google AdSense supports the free tools and content on this site. Loaded only with your consent.

• To respond to enquiries you send us.
• To operate, maintain, and secure the website.
• To understand which content and tools are valuable, so we can improve them.
• To display advertising that keeps our tools free to use.
• To comply with legal obligations.

Where the GDPR applies, we rely on the following legal bases: your consent for analytics and advertising cookies; legitimate interests for operating and securing the site; and performance of a contract or legitimate interests when responding to an enquiry you initiate.

We use established service providers to run the platform. Each processes data under its own privacy terms.

• Vercel — website hosting and delivery.
• Cloudflare — content delivery, DNS, and security protection.
• Google Analytics — usage analytics (consent required).
• Microsoft Clarity — usage analytics (consent required).
• Google AdSense — advertising (consent required).
• Supabase — database services, used for enquiry records.

We serve a global audience, and our providers operate infrastructure in multiple countries. This means your information may be processed outside your country of residence. Where required, our providers rely on recognised transfer mechanisms such as Standard Contractual Clauses.

• Enquiry submissions: retained for as long as needed to respond and to keep a reasonable business record, then deleted.
• Analytics data: retained according to the retention settings configured in each analytics platform.
• Consent preferences: stored in your browser until you clear them or change your choice.

Depending on where you live, you may have some or all of the following rights over your personal information.

• Access a copy of the information we hold about you.
• Correct information that is inaccurate or incomplete.
• Request deletion of your information.
• Object to or restrict certain processing.

• All traffic is served over HTTPS.
• Security headers, including a Content Security Policy, are applied to every response.
• Submitted data is validated server-side and enquiry endpoints are rate limited.
• Database access is restricted by row-level security policies.
• Financial figures entered into calculators are never transmitted, so they cannot be exposed by a server-side incident.

This site is intended for adults making property decisions. We do not knowingly collect personal information from children. If you believe a child has provided us with information, please contact us and we will delete it.

We may update this policy as the platform develops or as legal requirements change. The date at the top of this page shows when it was last revised. Material changes will be highlighted on the site.
