Every calculator here runs the same maths a lender or agent would run, with every assumption visible. Three worked examples show the style of answer you get:
With $80,000 down, 30 years, $4,000 tax and $1,000 insurance, the monthly PITI is $2,439.28 — $2,022.62 of principal and interest plus $333.33 tax and $83.33 insurance. Adding $100 a month cuts payoff to 314 months and saves roughly $61,698 in interest.
With $4,000 in annual expenses, gross yield is 6.17% but net yield is 5.03% — the difference is exactly the $4,000 of costs divided by the value. The net number is what you keep.
That is a 1.41 DSCR, above the 1.25 minimum many investment lenders look for. Change either input and the calculator shows exactly how the coverage moves.
